A major remodel of this 1974 building was requested by the Client. After evaluating cost-effective options for preservation, we retained the existing concrete slab, the perimeter concrete masonry walls on three sides, and temporarily supported the existing panelized roof system.
All four façades were redesigned to emphasize flexibility for multiple tenants, including distinct anchor spaces and infill areas. Structural upgrades were made to the perimeter wall systems, incorporating large new openings filled with storefront glazing to maximize retail visibility.
All utilities and the parking lot layout were modernized to meet current City and ADA requirements, ensuring the building could function effectively as a multi-tenant leased space.
The Design Review Board expressed strong approval, noting that the transformation brought a deteriorating structure into the current century and set a high standard for future renovations throughout the Center.
