The client requested a major remodel and repurposing of this building, originally constructed in the 1990s as a Marie Callender’s restaurant. To ensure cost efficiency, we analyzed what existing elements could be preserved. The original concrete slab and perimeter wood walls on one side were retained, and the existing panelized roof system was temporarily supported during construction.
New facades were introduced on three sides of the building to support a multi-tenant layout, with prominent architectural elements anchoring each end and defining the infill. Structural upgrades to the perimeter walls included new, large openings fitted with modern storefront glazing to maximize visibility and retail appeal.
All utilities and the parking lot layout were upgraded to meet current City standards and the functional needs of a multi-tenant leased space. The City’s design review board expressed strong approval of the transformation, praising the revitalization of a deteriorating building. Since completion, the property has been fully leased.
